XTO Energy

Filed under: Neighborhood Mineral Rights — admin @ 8:58 PM

Hi neighbors!

I recently received a letter from XTO Energy, asking for a decision to participate in a lease for homeowners in Coldwater Creek who have not yet signed a lease.

Has anyone actually signed a lease? The last I heard, XTO Energy had withdrawn their offer after our subdivision became known as having negotiated the highest amount for a lease with XTO Energy. According to the letter sent out by SEACTX May 2, 2008, the agreement was:

  • Signing bonus: $26,517 per acre, including all strips, easements, etc.
  • Royalties: 26.5% before expenses
  • Term: 3 year primary/2 year secondary
  • Extension: $26,517 per acre

And then they backed out. Wow, that’s quite a difference. What are your thoughts? Do you intend to participate? Do you have any other knowledge to share about this?

The Holidays Are Here!

Filed under: Holidays — admin @ 12:24 PM

I begin by saying I thought I would be the first to get my decorations up. I say that because this year I am trying to get an advance jump on the time it takes me to light up my home by starting a full week earlier than I usually do. Maybe that’s because we’re supposed to have a significantly colder weather pattern by the time Thanksgiving gets here this week, plus I’m pretty sure I’m the most enthusiastic person around when it comes to decorating for the holidays.

I guess I was wrong!

As I drove down my street over the weekend toward nightfall, I saw a home at the end of the street already lit. Not only that, I observed Christmas tree lights in the front window. Kudos to you, neighbor! You beat the rest of us to it!

An additional ‘kudo’ to you – the lights you put on your home were the multi-colored LED-type lights. Anyone who knows my children knows how endlessly I go on about the evil of using white lights for decoration – well yes, I know ‘they have their place’ – just not on a house, in my opinion! :) Plus I absolutely love the newer LED lights: low power consumption, ultra-deep colors and you can string, what, 10 100-light sets together?

These neighbors aren’t the only ones. I saw someone else on Sublett that is already lit up as well.

Hey, neighbors – go forth, get those colored LED lights, and PUT ‘EM UP! Then if you want, take a photo of your home with lights on it, upload your photos here and I’ll post pictures here.

Man, Your Lawn Looks Good!

Filed under: Uncategorized — admin @ 10:08 PM

What’s your secret? Everybody wants their lawn looking great for summertime parties, friends and family, right? Plus well-kept lawns increase neighborhood pride, help sell your house (if you were thinking about selling – that neighborhood pride thing again!) and generally lets people travelling through our streets know that we care about the property we spent so much money on.

Me? I have to confess, I don’t grow things – I kill them! I have a black thumb. A few years ago, my front yard looked as though I spread a ‘weed attractant’ on a regular basis… I finally gave up and called Scotts Lawn Service, it runs somewhere around $50 a month (they come out 10 times a year to fertilize, aerate, put down weed and grub killer, etc.). I’m not so good at watering it though. HA! I try to keep it mowed and edged weekly. Sometimes I think I’m doing a pretty good job! Then I look at some of your yards, and realize I have a bit further to go.

All that said, I’ve come up with a few tips that I’ve been given over time that seem to work OK.

  • In the summertime, mow high! Put your lawn mower on the 3rd or 4th click. This has something to do with your lawn retaining moisture. I’m sure someone will correct me!
  • Mow in a different direction every time you mow. And I thought my neighbors were just making pretty cross-hatch patterns! It’s supposed to ensure a “more even cut” – the theory being that mowing in a different direction keeps the grass from growing all in one direction.

I am interested in YOUR tips! Post ‘em!

New Neighborhood Blog

Filed under: Uncategorized — admin @ 2:54 PM

Hello to all my neighbors!

This blog is intended to get the conversations going! I want it to be a friendly place, so I’ll be moderating. I’m not requiring registration right now; we’ll have to see how that goes. If it becomes a problem, I’ll put that in place!

In the meantime – welcome!
